 La Turquesa (Turquoise)

A matter of fact:
In holistic medicine, the color turquoise purportedly has a calming effect on patients, and is particularly used to treat patients prone to panic attacks or mania. To a lesser degree, mainstream psychiatric hospitals also use turquoise and other light shades of blue and green to calm patients by painting the walls in these colors.

 

Turquoise, La Turquesa, is the color of the sea at Bahia de La Turquesa.


EXECUTIVE SUMMARY

 

Mexico, Housing, Retire, Vacations, Second Homes, Recreation are key words in any list of opportunities in future financial activity or entrepreneurial activity. 

There is no comparable area to meet what Mexico offers in available building sites, great weather, friendly people, near large affluent population centers, lower labor costs, acceptable low cost of living, and health care.

La Turquesa is a major opportunity that has just entered the market and we have the option to take part in the marketing, sales and development of the area.  Lots, individual homes, condominiums, retirement centers, care centers, spas, hotels, time share, restaurants, are going to be built in the area. We are going to be part of it for years to come.

The core of this opportunity is the opportunity to work with the Ejido* Community of Los Planes.  This Ejido of Los Planes* or  Agua Armaga* is made up of approximately 90 claimants* or members. They have sub-divided a large section of their property and and each member has been given individual ownership over 7 to 9 individual tracts.

Many owners, mostly poor, want to sell their land and Mexican Law* now permits this sale. The Group does not have funds to put in the infrastructure and wish to raise the funds or trade land for work and services. We can do this and enjoy extraordinary profits with relatively little or no capital risk.

The project has a life of many years with the initial sales, re-sales, financing, building, construction, managing and operating experience needed.

Company Overview                  

       

We are a company in formation.

 

Our working title is La Turquesa, S.A. de C.V. We intend that it will be a variable capital company to be formed in Mexico to give us the advantages to bring in and take out capital as needed.

 

The Board of Directors and Officers will be named to meet the need of the Company, its managers and financiers under the Law.

 

Operationally we have a Manager who coordinates the structure, the professional staff and selecting of consultants as needed.

 

He or she will be assisted by an architect devoted to design, decoration, environmental and maintenance matters.

 

We anticipate having an officer or Board Member  who serves as:

  • President to provide overall guidance in planning, contracting, marketing and sales and financing.

  • Vice President for Finance who will provide services in Auditing and Accounting, Projections, Cost Analyses and Personnel benefits.

  • Vice President for Development,  person who guides our physical development, hires contractors, supervises their work and consults on design and marketing;

  • Vice President for Marketing will serve to maximize our exposure in the market, generate leads and handle any Public Relations matters.

  • Our Secretary will be an Attorney who will guide us in compliance, handle documentation of contracts and sales

  • Sales Manager will attend prospects working with the Marketing Manager, Financial Vice President and others, will have the right to call upon all Officers and Board Members in order to make sales, the driving power for our success. He will oversee the work of sales personnel who will be expected to operate in an efficient, friendly and ethical manner.


 

Strategic Alliances 

 

WE are fortunate to have to counsel with us the Director of CGI Bienes e Inversiones, S.A. de C.V.         (www.cgigdl.com ). Their experience ranges from massive projects in Punta Mita, Querencia in Los Cabos, Baja California, and others. At present they are directing the development of a 5,000 acre billion dollar project in the vicinity of La Turquesa. They develop massive projects for lot sales, golf courses, infrastructure of salt water conversion, power distribution, flood control and drainage, and private airport expansion for the accommodation of larger private and commercial aircraft.

Product

At present the product is Lots, residential lots of from the small lots of about 350 M2 to lots of 27 x 100 M or 2700 M

Family Sports Club

In the works there are plans for a Family Sports club with proprietary membership. The proposal being considered to have this financed by an assessment of each property sold. This would include a pool or pools, health club with saunas, dining and banquet, party and meeting facilities.

Medical Services

Talks are underway for arrangement for AmeriMed services form the abutting airport. There will be a facility for itinerate Doctors and other professionals to vista, treat and counsel residents and members.

Versatile Housing

We have prospective clients who are doing a serious study in preparation to develop individual homes, shared living, total care, and partial ownership housing.

Contractors, builders and entrepreneurs are being contacted with package deals to sell them what they need to join with us.

Land in Condominium

This amazingly simple but legal and rapidly expanding method of ownership of land in Mexico brings to the public a convenient and relatively low priced opportunity to own land near the beach in Baja California.

Beach and Mooring Club

We are researching and exploring the idea of a Beach and Boat Mooring facility.  This would provide various recreation facilities and services to owners and clients. Offshore mooring, pontoon mooring platforms, boat, canoe, kayak, outdoor and indoor boat rental and storage would be featured.

A center for food and drink will be considered as well as fiesta salon to be available.

Boat Landing/Floating Docs

Boating, while a busy industry ia just scratching the surface of its full potential. There is unexplored fishing grounds, Islands and Reefs to fee an expanded boating-tourist population for many years to come. La Turquesa is sitting right in the middle.. Not overly developed and not isolated and projected far into the future. To start we proposal a Launching ramp for boats and floating "muelle" or dock for boarding and servicing.

Initiation of Program

Very little is left unexplored as to water, flood control, access or ownership.  Architects are working now to develop plans for homes suitable, easy and cheap to build with all the comforts and safety one can imagine.

Property can be delivered now with all the rights of possession and control to develop, resale, or pledge.

LOT PLAN LAYOUT

Notes on lot layout:  The larger pieces are held for large commercial enterprise; hotels, spas, ranches or clubs.  These pieces can be exchanged for infrastructure work of roads, water lines, etc.

WHERE WE ARE:

Located just a 30 minute drive south of La Paz on the Sea of Cortez in Baja lies one of Mexico's most beautiful destinations, the Bay of La Turquesa, some maps show Bay of La Ventana . Over the last few years the area has become a magnet for windsurfers, kiteboarders, kayakers, fishermen, and those who just want to get away. 

Snorkel or scuba dive along the reef only just a short boat trim off the cosas.. The visibility is fantastic and the marine life is plentiful. For the more adventurous, dive trips can be arranged.

Fishermen know this part of the Sea of Cortez as one of the most abundant fishing areas in the world. Black, blue and striped marlin, sailfish, yellow tail, wahoo, dorado, cabrilla, rosterfish, and lobster abound.

Hike along secluded trails. Baja is the home to over 100 species of cacti. You will find forests of cardon cactus, chollas, ocotillo, century plants and elephant trees. Or just walk the beach for miles in search of that perfect shell.

This is the place where the Sun comes to Vacation.

We're only a 34 minute drive south of the La Paz International Airport or we're less than a 2 hour drive north of the Los Cabos International Airport.
