| There is not a
great deal of difference between La Ventana and La Turquesa. The latter has
the edge, however, in building sites and price. The area of La Turquesa is extensive and has just come on the market. The land has been subdivided and allocated to individual indigenous members of the area. They are sold through special Constitutional arrangement whereby the President of the Republic signs off on the sale. Foreigners are allowed to "own" the land through bank trusts. That is the way all of Baja California is held by foreigners. Otherwise it is not legal. Your rights as a beneficiary of the trust have absolute control of the property and may build or sell you rights in routine real estate transactions.
Generally Lots at La Turquesa are 27 meters by 100 meters. That means
2,700 meters.

| For an
inheritance, give each child a building site.
They are not tied to their siblings and have the independence to deo what they like. One lot and one house has proven to be a source of pain for inheritors. The lots cannot be sub divided into a number of individual lots because the area is zoned as "rustic" and must remain their original size. However, building sites on a plot can be sold off to people in a condominium format where the land stays in one piece and each occupant has his own area. For example buy a lot and build your beach house or permanent home. Your can give or sell to your family and others a building site and have privacy while having your friends an family where you can touch the..... or sell some pieces of and have yours free. |

It is like this every day of the year. The air is
fresh and most of the time a soft breeze comes of the Golfo de California to
keep you comfortable. The water is more clam than on the La Paz is the capital of the State of Baja California Sur. It is just North of Los Cabos of San Jose and San Lucan, less crowded and less developed. We do have big shopping centers, Universities, great health professionals and hospitals. |

| Living in Mexico is pleasant. The
language creates no problem. Costs are much lower for food and for
workers. There are people living here with their Social Security as they
major source of income. The residency requirements are easy to qualify
for. Land ownership is considered as well as your financial status which has
to show you can take care of yourself for a year. There are people in the Far East who look to Mexico as the stepping stone or the United States for visiting. A land owner in Mexico in not considered as a special immigration risk and US visas come more naturally.

| From mots lots, expecially those that have great low prices, getting to the beach is a 500 meter walk, more or less, and a dune buggy or a car can take you to most areas easily. We use a four-wheel drive vehicle because we like to get off the road and drive on the beach. A popular thing is to have dune buggy, a bicycle or motor bike to get around. You are always going to local restaurants, kite surfing facilities, fishing areas and sun beaches and swimming. Kayaks, canoes, boats and inner tubes are means of enjoying the Sea of Cortez. For a day you can motor or sail out to the island, just 5 KM offshore. | |
| You can buy on the beach and lots
there are three to four times the cost of land just 1500 feet back.
You can expect to have to pay from 650,000 to over a million dollars for a
beach front property. There are large developments adjacent to the property just to the South at Bahia de Los Suenos and Punta Arena. Lots there cost multi millions of dollars and owners are mostly well known multimillionaires who by for their home or for investment.

| There are all
weather roads running to and through the property. Plans of the
developer (the Ijido Councel) have roads in the plan touching each lot. The
will always be rustic. Electricity is in the plan and the engineering
is now being done. This will have to comply to the standards of Commission
Federal de Electricidad. The land rises from sea level to about 65 feet in 2 KM. That is constant rise and every foot of land can be developed. Except, just at th4 bottom where the low lying lots will need some fill. |

The government makes a
great effort to preserve the cactus. Some are centuries old. You can move
them but you cannot destroy them If you can imagine San Diego, California when Cabrillo landed there, this is what you are seeing. The area is not any more dry than San Diego and there is Green in the area all year long. |

price the location, the Sea, the value.... They all come together to make
this a sound ground floor opportunity. Yes, there is financing which normally requires a down payment of a third to one half the price and short terms for payments. Wouldn't you buy a 2100 to 2700 square meter lot here for about $15,000 US dollars?

| La Paz is the Capital of the State
of Baja California Sur. The state ranges from halfway up to and including
Los Cabos of San Lucas and San Jose. From La Paz you see a red road
down to Bahia de Los Suenos. We are interested the areas of
Bahia de La Ventana, El Sergento, Los Planes the there about.
Find the area between El Sergento and Punta Arena. That is where these pictures were taken. Punta Arenas is a development of many thousands of acres of hotels, golf courses, condos, homes, lots and spas. It is not as far along as Bahia de Los Suenos but they share a private airport and a long stretch of ocean front and border. These developments cater to the ultra wealthy and lots there start in the millions of dollars. These are both owned by American syndicates. Down a little further is Los Barriles where there are opportunities, but again, are not as low priced as those featured here. Across the State on the Pacific, you can find good buys at Todos Santos. For us, the living environment on the Gulf Side is much more attractive. Do not think this is not a hot real estate market.
